Upset Sale Process Begins April 1, 2026
Starting April 1, 2026, the upset sale process will begin for properties with two or more years of delinquent taxes that are not on a payment plan. To avoid additional fees, taxes must be paid in full or placed into a payment plan by the end of March.
Payment Plan Eligibility
Payment plans are available for owner-occupied properties that have not defaulted on a prior plan within the last three years. If a second payment plan defaults, the owner becomes ineligible for future plans on any property. Contact the office to discuss options.
Payment Methods
After April 1, 2026, personal or business checks will not be accepted for properties more than two years delinquent. Payments must be made via:
- Cash
- Certified Check
- Money Order
Fees Posted March 31, 2026
The following fees will be posted at the close of business on Tuesday, March 31, 2026:
- Prep of Sale fee: $25. 00 per property
- Electronic Database Search fee: $15. 00 per property
- Notice of Sale Mailer fee: $16. 00 per mailer sent to each interested party by Certified Mail, Restricted Delivery
- Notice of Sale Posting fee: $30. 00 per property
- Notice of Personal Service fee: $30. 00 per attempt (2 attempts total) for owner-occupied properties
- Return & Claim Posting Notice fee: $30. 00 for each property where a signed green card was not returned to the Tax Claim Office
Judicial Sale Petition Advertisements
An advertisement will run weekly for three weeks in the Altoona Mirror and the Blair County Legal Bulletin. This ad lists parties who were not served with the Judicial Sale Petition. A hearing will be held after the third week. The cost of this advertisement is divided among the listed properties.
Bidder Registration
Judicial Sale Bidder Registration forms will be available on the website. All bidders must register prior to June 5, 2026.
